Pinecrest Real Estate Market Report - March 2017

As of March 15th, 2017, there have been 38 sales in Pinecrest this year. Last year for the same time period, there were 33 sales. For both years, four of those sales were condos. So as you can tell, the majority of Pinecrest sales are single family homes.

If you're not familiar with this part of Miami-Dade County, Pinecrest is an area many describe as one of the most visually appealing residential neighborhoods in all of South Florida. With its top-tier schools, lush foliage, and wonderful quality of life, it's an area that many would like to live in. Many of the homes here are around 4,000 square feet and are on lots that are roughly an acre.

In February there were 37 new homes that came on the market for sale in Pinecrest and there 16 that came off the market without being sold. The properties that came off the market were either properties that expired listings, withdrawn listings, listings that were temporarily taken off the market, and listings that were either canceled by the owner or the broker.

There were 9 homes that had offers accepted in February. All of them were single family homes that had asking prices between $639,900 and $3,450,000. Out of all them, there were three that were below $1,000,000 and two that were over $3,000,000. Click below to view all of the homes.

There were 13 properties in Pinecrest that sold in February. Twelve of the homes sold were single family homes and one was an updated 900 square foot one bedroom condo that was on the market for only 11 days and sold for $200,000. Eleven of the homes sold for $1,185,000 or less, with nine of them under one million dollars. 

The highest priced home that sold went for $2,200,000 and was on the market for 218 days. The average price per square foot was $267, the ratio of sale price to original asking price was 87%, and the average days on the market before an offer was accepted was 144 days.
