What's new in South Beach?

I've all the juicy "deets" for anyone who wants to know!

Known for its dynamic blend of waterfront opulence, artistic expression, and cosmopolitan allure, South Beach has always been a thriving beachside community and, arguably, Miami Beach's most famous tourist destination!

So, when this revered "Art Deco Playground" lists out an exciting batch of new condo developments, luxury office spaces, hotels, community facilities, dining spots, and shopping destinations, it doesn't take most by surprise.

That is, until now!

Here are 8 things new to watch for in South Beach.

A Sky Full Of... Luxury Condo Towers?

Where: across South Beach

When: 2024-2027

People who seek a cosmopolitan lifestyle on the beach dream of living in SoBe.

You know this to be a FACT — and apparently, a few world-renowned developers know it, too!

So, set your sights on the upcoming condo developments rising in SoBe in the next few years!

In 2024, the community will welcome the luxurious condo community of Five Park (500 Alton Road), a 48-story, elliptically-shaped tower, and Miami Beach's tallest upscale building!

Five Park will offer 98 massive residences and high-end appliances, finishes, layouts, and fixtures alongside resort-style amenities, including access to SoBe's world-class dining, entertainment, cultural venues, and, of course, the Canopy Park!

Meanwhile, in 2026, locals will see the condo development of Rosewood Residences(1775 Collins Ave.) rise on The Raleigh Hotel's previous site and offer 40 waterfront homes, including eight penthouses, across 17 stories, and a newly restored 60-suite hotel with a private member's club — all amidst 215 linear feet of oceanfront!

Lastly, landing on South Beach's sands in 2027 is the highly anticipated luxury condos of The Ritz-Carlton Residences (1671 Collins Ave.), which will be built behind the historic Sagamore Hotel and cantilevered over the current Ritz-Carlton South Beach Hotel and offer 30 custom-designed homes, including two swanky duplex penthouses, across 15 stories.

The Shore Club Miami Beach (1901 Collins Ave.) will also be entering into a new era in 2027, relaunching as part of the Auberge Resorts Collection, offering 79 guest rooms and 49 residences across 18 stories, along with a freestanding residential villa. 

It'll be an eventful three-year ride in South Beach, ladies, and gents, so keep your eyes peeled for updates!

South Beach Receives A New Proposal For A Residential Project — And It Isn't A Condo Tower!

Attention, people of SoBe — Regency Development Group, a Chicago-based developer, has proposed a new residential project a block north of Lincoln Road!

And no, it's not a collection of condo units!

In fact, South Beach may be welcoming a new set of five-story townhomes in the next few years!

While details have yet to be announced, we're sure those looking for a new property in South Beach (that's NOT a condo) will be stoked as soon as this proposal is approved!

Goodbye, Clevelander South Beach, Hello, Affordable Housing?

Where: 1020 Ocean Dr, Miami Beach, FL 33139

When: TBA

Will Clevelander South Beach, a famous SoBe landmark, be transformed into a workforce housing development?

Well, not exactly.

In 2023, the owners stirred up controversy in Miami Beach when they submitted their plans to build an 18-story housing development with more than 120 residential units and a ground-floor restaurant near the existing Art Deco-style Clevelander Hotel and Essex building.

At least 40% of those units will be considered workforce housing.

Although both proposals, one being an amendment, didn't get the City of Miami Beach's approval due to height restrictions and what might be an overdevelopment in the Art Deco District, the Jesta Group has, once again, filed a proposal, but this time, swapping the affordable housing for two 12-story luxury condo towers.

What will happen next to SoBe's beloved night-out spot?

Miami Beach Canopy Bridge Moves Forward!

Where: Fifth Street and West Avenue

When: TBA

What happened to the long-awaited Miami Beach canopy bridge?

After presenting the plan, the development firms of Terra, Crescent Heights, and New Valley agreed to build a park and a pedestrian bridge, the Miami Beach Canopy Bridge, in exchange for permission to build the 48-story Five Park (opening soon!) and retail space around the area.

And while the three-acre Canopy Park pushed through alongside the luxurious Five Park condo tower, the bridge didn't take off the ground. 

Well, until now!

Yes, peeps, after a two-year delay, the three real estate developers finally move ahead on the Miami Beach Canopy Bridge, with construction starting in the first half of 2024.

According to sources, the pedestrian bridge may take a year to complete.

Will we see a rainbow-colored bridge at South Beach's main entrance in 12 months?

We're watching this project like a hawk!

Eenie Meenie Minie Moe, Which Staycation Destination Will We Go?

When: 2024 - 2026

With so many hotels popping up around SoBe, tourists and locals have started to rely on counting-out games to choose their next staycation destination because either way, they won't be disappointed!

But if you're still clueless about the latest hotels joining South Beach, don't fret!

I've got the down-low on the new and upcoming hotels you can stay in on your next SoBe trip!

In 2023, Waldorf Towers South Beach (860 Ocean Dr.), a restored hotel on Ocean Drive, opened its doors to the SoBe community, offering 43 suites — and its signature rooftop lighthouse — to the public.

Meanwhile, in 2024, the 295-Collins Park Hotel (2000 Park Ave.), an adaptive reuse of a collection of historic buildings within the Museum Historic District, is expected to open in spring, alongside the 150-room luxury Thompson South Beach (1685 Washington Ave.) and the 168-room citizenM South Beach (1200 Lincoln Rd.) in the fall.

Of course, you guessed it — there's more!

In 2026, the 100-room Bulgari Hotel Miami Beach (100 21st St.), 800-room Grand Hyatt Miami Beach, and Rosewood Residences' newly restored 60-suite hotel (1775 Collins Ave.) are slated to open to the public, too!

Luxury Office Spaces Are Headed To SoBe!

South Beach has started to fill up with new condos and hotels, but now rumors are saying that luxury office spaces will be a "thing" in this vibrant beachside community, too.

Well, consider those rumors to be true because Sumaida + Khurana and Bizzi + Bilgili have commissioned world-renowned Spanish master architect Alberto Campo Baeza to design The Fifth, a Class A+ office building rising in South Beach's South of Fifth!

Replacing Burger King South of Fifth, The Fifth will boast a five-story building with a monumental marble lobby and an exquisite biophilic design incorporating outdoor elements in its chic interiors.

The Fifth will also offer 14-foot ceilings throughout office floors, open and flexible floorplans, floor-to-ceiling windows, individual outdoor terraces, a large outdoor atrium, and amenities like a private landscaped rooftop, a state-of-the-art fitness center and spa, multiple food and beverage options, and valet parking, among others.

The Sumaida + Khurana project joins another recently completed luxury office tower, The Preserve South Beach (2340 Collins Ave.), home to the Starwood Property Trust headquarters, BTIG, and more.

A Quick Update Of South Beach's Thriving Dining Scene

What's in and what's next for South Beach's revered dining scene?

As you all know, this beachside community is famous for hooking up Miami Beach locals with new cuisines and trendy restaurants, and now, SoBe is adding more to your list of favorites!

Among the newly opened dining spots around South Beach are Gordon Ramsey's Lucky Cat Asian (119 Washington Ave.), Kissaki (500 South Pointe Dr. Suite 160), a Japanese dining spot, Rao's Miami Beach (1601 Collins Ave.), an Italian restaurant inside Loews Miami Beach, and Zaytina (1 Lincoln Rd.), a go-to for your favorite Mediterranean fare.

South Beach also welcomed the restaurants of The Alley (1433 Collins Ave.), an Italian spot for traditional Neapolitan pies, pasta, and craft cocktails, in the back of The Betsy, as well as Casa Matilda (411 Washington Ave.), a fancy steakhouse in Harrison Hotel.

And, if that's not enough to get you fired up, restaurants like Motek, Catch Miami Beach, Philippe by Philippe Chow, Setai Miami Beach's Japon, La Grande Boucherie, and Espanola Way's Craft Restaurant will open later this year, too!

Say Hello To Lincoln Road Mall's Newest Tenants!

Known as one of SoBe's most famous destinations, Lincoln Road Mall has always been a fan-favorite with tourists and locals, especially since it's the place to be for anything under the sun — whether you're looking to shop, dine, or unwind!

And now, with its newest tenants, South Beach's beloved all-in-one spot just got BIGGER and BETTER!

In fact, in 2023, eight brands signed their leases in Lincoln Road Mall, including famous shops and restaurants like Paris St. Germaine, Habitat Hyett, The Cheesecake Factory, Ecco, BonBonEtc, Osteria da Fortunata, Voyage Luggage, and Salt & Straw.

Lincoln Road Mall will also add new faces to its lineup of 200 shops, cafes, and galleries this year, including Bel-Air Fine Art, SkinCeuticals, Majorica, Oakley, Oakberry, Ladurée, Pizzeria Romana, HOKA footwear, Luli Fama swimwear, and Turkish Delight.

Are more brands joining Lincoln Road Mall in the next few years?

While the future is uncertain, if this trend keeps up, you'll be looking at an overflowing Lincoln Road Mall pretty soon!
